Downtown St. Petersburg restoration: high-rises, condos, and commercial properties

Beach Drive & Vinoy Park
Waterfront high-rises with maximum salt-air and wind exposure. Façade restoration and balcony work staged around marina access, valet operations, and event traffic at the Vinoy.

Central Avenue mid-rises
Six- to twelve-story residential and mixed-use buildings along the Central Avenue corridor. Stucco, paint, and balcony work scheduled around ground-floor retail and restaurant tenants.

The Edge District
Newer mid-rises and adaptive-reuse properties on warehouse and rail-corridor blocks. Painting, waterproofing, and exterior recladding coordinated with arts-district pedestrian traffic.

Old Northeast & Snell Isle approach
Historic single-family blocks and the Snell Isle approach. Brick, stucco, and tile work on protected buildings with Design Review and Historic Preservation Board oversight.
Mirror Lake & the financial core
Office buildings, professional condos, and government-adjacent properties. Phased work with no occupant displacement and after-hours options for tenant-sensitive scope.

Warehouse District, EDGE expansion blocks, and emerging mixed-use buildings south of Central. Newer construction with original waterproofing reaching its first major service interval.

Do you work on historic or design-review buildings downtown?
Yes. We've worked on properties subject to St. Petersburg's Design Review Commission and Historic Preservation Board. We prepare submittal packages, attend review meetings, and select materials and colors that meet preservation guidelines while extending the building's service life.
Can you work around tenant operations and ground-floor retail?
Yes. Downtown jobs are scheduled around restaurant hours, valet runs, event traffic, and residential quiet hours. We sequence façade and balcony work by stack and elevation so occupants stay in place. Communication plans go out before each phase.
How fast can you get to a downtown building?
Our base is 15 minutes from downtown St. Pete. For active leaks, code violations, or pending inspections, we're usually on-site the same day or next morning. We don't drive in from another county to bid your project.
Do you work for HOA boards or only individual unit owners?
Both. Most of our downtown work is association-driven — board-approved scope, paid through the association budget or special assessment. We also handle individual unit-related work where the unit owner is responsible for the repair under the association's governing documents.
Are you licensed and insured?
Yes. Florida-licensed general contractor, license CBC1266604. Fully insured with general liability and workers' compensation.
What's the best time of year to do exterior work downtown?
Occasionally — primarily Pinellas Park, Largo, Seminole, Clearwater, Belleair, plus parts of southern Hillsborough and the western edge of the Tampa peninsula. If your building's in or near Pinellas, the first conversation is free.
