Stucco repair & crack treatment
Hairline and structural cracks get routed, filled with elastomeric crack sealant, and prepped to receive paint. Loose or hollow stucco areas are removed and re-rendered with matched mix and texture before painting.

Elastomeric coating systems
High-performance elastomeric coatings that flex with the stucco, bridge hairline cracks, and breathe out trapped moisture. Engineered for Florida UV and salt air, with manufacturer warranties of 10 years and beyond.

Color consultation & sampling
Color selection is a major decision — and difficult to undo. We provide on-building sample drawdowns in your selected colors, evaluate them in morning and afternoon light, and help boards arrive at a final palette before the work starts.

Lift, scaffold & boom access
Towers and complex elevations require the right access — articulated boom lifts, scissor lifts, scaffold systems, or swing stage rigging. We engineer the access plan, secure the necessary permits, and protect landscaping and parking during the work.

Resident communication & sequencing
Painting a building with residents in it requires more communication than carpentry. We provide 72-hour advance notice on the work area, cover and protect balcony contents, and schedule sequencing so people can use their balconies between phases.

How long should an exterior paint job last in Florida?
A quality elastomeric system properly prepped and applied should last 8-15 years in Florida. Cheap acrylic latex on poorly prepped stucco will fail in 2-4 years. The system, prep, and application matter far more than the brand on the bucket.
Do you do the prep work yourselves or sub it out?
All prep — pressure washing, stucco repair, crack routing, caulking, masking, priming — is done by our in-house crews. Prep is 80% of a successful paint job, so we don't trust it to subcontractors.
What paint system do you recommend?
For Florida exteriors we typically specify Sherwin-Williams Loxon XP or Benjamin Moore Aura Exterior over the correct primer for the substrate. The right system depends on whether you have stucco, CMU, wood, or metal, and on the existing coating's condition.
What's the warranty on an exterior paint job?
We provide a 5-year workmanship warranty on top of the manufacturer's coating warranty (typically 10-25 years). If the paint fails because of how we prepped or applied it, we come back and fix it.
Are you licensed and insured?
Yes. Florida-licensed general contractor, license CBC1266604. Fully insured with general liability and workers' compensation.
Can you match a discontinued or custom color?
Yes. We bring a spectrophotometer to match an existing color from a clean sample, then create on-building drawdowns so you can see the match in your actual light before we commit to gallons.
