What Building Restoration Actually Means

Building restoration is not a remodel and it is not new construction. It is the work of bringing the existing structure, envelope, and finishes of a building back to a sound, watertight, code-compliant condition. For mid-rise and high-rise buildings in St. Petersburg, that work falls into six interlocking categories: façade inspections and condition surveys (including 25 and 30-year Milestone Inspections under Florida SB 4-D); concrete restoration including spall repair, rebar replacement, structural crack injection, and post-tension cable repair; waterproofing and sealant replacement at slab edges, balcony joints, expansion joints, and through-wall penetrations; exterior painting and elastomeric coatings designed to take Florida UV and salt; stucco repair, balcony soffit repair, and railing reset; and 40-year recertification and Milestone Inspection compliance work.

THE ST. PETE PROBLEM

Why St. Petersburg buildings need this more than most

Three things make St. Petersburg one of the harshest building environments in the country.

01 / SALT

Peninsula on a peninsula

Salt-laden air drives chloride into concrete, corroding rebar from inside out.

02 / UV

10-year coatings, 5 years

Florida sun breaks down sealants, embrittles caulk, and pulls the oil from stucco.

03 / WATER

Sideways rain

Hurricanes drive water sideways into joints any other climate would forgive.

How much does building restoration cost in St. Petersburg?

It depends entirely on the building, the scope, and the condition. A façade inspection typically runs in the low thousands. A full concrete restoration and repaint on a 9-story condo can run into seven figures. The honest answer is we will not give you a number until we have walked the building.

How long does a restoration project take?

A façade inspection takes one to three days on-site, with a written report two to three weeks later. Concrete repair and repaint on a typical 8 to 10-story condo takes 4 to 9 months depending on scope, weather, and resident coordination.

Do we need a structural engineer?

If your building is three or more habitable stories and a condo or co-op, yes — a Florida-licensed Professional Engineer or Registered Architect must perform your Milestone Inspection. Barrett coordinates directly with engineers we trust.

Will residents have to leave during the work?

Almost never. We phase the work, communicate the schedule clearly, post notices on the floors we are working, and protect balconies, windows, and walkways.

Are you licensed and insured?

Yes. Florida-licensed general contractor, license CBC1266604. Fully insured with general liability and workers' compensation.

Do you handle 40-year recertification?

Yes. We coordinate the engineering inspection with a licensed Florida engineer, manage documentation submitted to Pinellas County or the City of St. Petersburg, and execute every repair identified in the report.
