Where we work on the islands

Indian Shores, Indian Rocks Beach, and the Redington Beaches sit right on the Gulf — full salt-air exposure, hurricane-prone, hotel-condo turnover, and decades-old mid-rises that take constant punishment. We know the soils across the Belleair Causeway, the permitting offices on the barrier islands, and what Gulf weather does to stucco, sealants, and rooftops. We tailor scope, sequencing, and materials to each building's exposure.

Indian Rocks Beach

The most active stretch of beach condos and small mid-rises north of the causeway. Façade repairs, balcony rehab, and waterproofing for buildings facing constant Gulf wind, salt, and sun.

Indian Shores

Quieter stretch of mid-rise condos, hotel-condos, and small beach buildings along Gulf Boulevard. Exterior coatings, balcony sealants, and concrete repair built for direct salt-air exposure.

Learn More

Redington Shores & Redington Beach

Mid-rise condos and beachfront buildings clustered tight along the Gulf — heavy salt spray, hurricane exposure, and aging building envelopes. Stucco repair, sealants, and roofing scoped for high-exposure barrier-island conditions.

Learn More

North Redington Beach

A wall of mid-rise condo towers right on the beach with HOA-managed maintenance schedules and SB 4-D obligations. We handle Phase 1 inspections, structural concrete, and Milestone-compliant restoration plans.

Learn More

Belleair Causeway approach & Belleair Beach

The northern entry to the barrier-island chain — Belleair Causeway crossings, Belleair Beach, and Belleair Shore. Older waterfront homes and small condo buildings facing direct Gulf weather and bayside canal exposure.

Learn More

Gulf Boulevard mid-island corridor

The dense run of Gulf Boulevard between Indian Rocks Beach and Indian Shores — small mid-rises, resort condos, and HOA-managed beach buildings packed tight on a narrow strip of barrier island. Sequencing built for active rentals and Gulf weather.

THE INDIAN SHORES & REDINGTONS ADVANTAGE

Why local matters here

The Indian Shores–Redingtons strip is barrier-island Florida at its most exposed — full Gulf weather, hotel-condo turnover, and salt that eats anything. Three things make working over the causeway different — and why being based 25 minutes away matters.

01 / LOCAL

One crew, one county

We work only in Pinellas. Same trucks, same crew leads, same permitting offices. You're not getting a regional outpost — you're getting the people who know your building.

02 / SPEED

Same-day site visits

Walking distance from our Pinellas Park base to most of our jobs. When a leak or a façade concern needs eyes on it today, we're already nearby.

03 / CLIMATE

Built for this coast

Every spec, every sealant, every coating is chosen for Gulf salt, Florida UV, and hurricane-driven rain. The same job in Atlanta would fail here. We build for here.

Do you work on barrier-island and Gulf-front buildings?

Yes — barrier-island buildings are core to our practice. Indian Rocks Beach, Indian Shores, Redington Shores, Redington Beach, North Redington, and Belleair Beach are all 20–25 minutes from our Pinellas Park base. We know the salt-air, wind-driven rain, and SB-4D structural challenges that come with Gulf-front exposure.

Can you work around rental turnovers and high-season occupancy?

Yes. Hotel-condos and short-term rental buildings along Gulf Boulevard need careful sequencing — we phase work to keep units rentable, coordinate with property managers on turn-day schedules, and time loud or disruptive work for shoulder season when possible.

How fast can you get to an Indian Shores or Redington Beach building?

Same-day site visits, every time. We're 20–25 minutes over the Belleair Causeway from our Pinellas Park base — no waiting for an outsourced sub or an out-of-area contractor.

Do you handle SB-4D and 30-year recertification inspections?

Yes. We work on Phase 1 Milestone inspections, Phase 2 structural integrity studies, and the restoration projects that come out of them. The Indian Shores–Redingtons strip has a lot of mid-rise condos crossing SB-4D thresholds — we know what the inspections require and how to scope work to satisfy them.

Are you licensed and insured?

Yes. Florida-licensed general contractor, license CBC1266604. Fully insured with general liability and workers' compensation.

What's the best time of year for exterior work at the beach?

Late fall through early spring is ideal for exterior coatings, sealants, and roofing — less rain, lower humidity, lower wind, and fewer rentals to work around. But we work year-round and plan around weather windows, with materials chosen for each season's conditions.
