Do you work on barrier-island and Gulf-front buildings?
Yes — barrier-island buildings are core to our practice. Indian Rocks Beach, Indian Shores, Redington Shores, Redington Beach, North Redington, and Belleair Beach are all 20–25 minutes from our Pinellas Park base. We know the salt-air, wind-driven rain, and SB-4D structural challenges that come with Gulf-front exposure.
Can you work around rental turnovers and high-season occupancy?
Yes. Hotel-condos and short-term rental buildings along Gulf Boulevard need careful sequencing — we phase work to keep units rentable, coordinate with property managers on turn-day schedules, and time loud or disruptive work for shoulder season when possible.
How fast can you get to an Indian Shores or Redington Beach building?
Same-day site visits, every time. We're 20–25 minutes over the Belleair Causeway from our Pinellas Park base — no waiting for an outsourced sub or an out-of-area contractor.
Do you handle SB-4D and 30-year recertification inspections?
Yes. We work on Phase 1 Milestone inspections, Phase 2 structural integrity studies, and the restoration projects that come out of them. The Indian Shores–Redingtons strip has a lot of mid-rise condos crossing SB-4D thresholds — we know what the inspections require and how to scope work to satisfy them.

What's the best time of year for exterior work at the beach?
Late fall through early spring is ideal for exterior coatings, sealants, and roofing — less rain, lower humidity, lower wind, and fewer rentals to work around. But we work year-round and plan around weather windows, with materials chosen for each season's conditions.
