Do you work on barrier-island and Gulf-front buildings?
Yes — that's most of what we do on Treasure Island and Madeira Beach. We're set up for full-Gulf exposure, salt-air corrosion, hurricane-rated assemblies, and high-rise access. Our scopes and materials are chosen for buildings that get hit by salt spray and UV year-round.
Can you work around rental turnovers and high-season occupancy?
Yes. Most hotel-condos and beach rentals run weekly turnovers, and most associations need exterior work done outside peak season. We sequence projects around your booking calendar, pool decks, and pass-through corridors so guests and owners aren't disrupted.
How fast can you get to a Treasure Island or Madeira Beach building?
Same-day site visits in most cases. We're based in Pinellas Park — roughly 20 minutes over the causeway to Madeira Beach and Treasure Island. For storm damage or active leaks we get there fast.
Do you handle SB-4D and 30-year recertification inspections?
Yes. Many island condo buildings fall under SB-4D Milestone Inspection requirements, and most three-story-plus residential buildings in our area need the 30-year recertification. We work alongside the engineers and handle the remediation scope that comes out of those reports.

What's the best time of year for exterior work at the beach?
Late spring through early summer and the fall shoulder season are ideal — lower rain and humidity, mild temperatures, and lighter rental traffic. We work year-round, but coatings, sealants, and waterproofing perform best when scheduled around those windows.
