Our climate is unusually hard on exteriors. Relentless UV fades and chalks standard coatings. Salt air accelerates breakdown on anything near the water. Heavy summer rain finds every hairline crack, and once moisture gets behind the coating it stays there, blistering the paint and, over time, reaching the concrete and rebar behind it.

That's why we use elastomeric coatings rather than conventional exterior paint. Elastomeric goes on thick, flexes with the building as it expands and contracts, and bridges the small cracks that would otherwise let water in. On a coastal mid-rise, that flexibility is the difference between a coating that lasts and one that fails in a couple of seasons.

Prep Is Where the Job Is Won

Most exterior painting failures are prep failures, not paint failures. Before a drop of coating goes on, the surface has to be properly cleaned, damaged stucco has to be repaired, and cracks and joints need to be addressed. Painting over a compromised surface just hides the problem while it keeps getting worse underneath.
